I am planning on selling my used BB Pearl 8100, how can I completely remove all personal data/applications from the phone so the next user will have a brand spanking new/clean os to use, sorta like fresh outta the box?

Wipe with JL_Cmdr and reload the OS.
just wipe it clean and and you can disinstall all apps and download 4.5
Wipe to remove all personal data
Do the buyer a favor and load 4.5 for him/her :)
