I am not an app developer but if they are successful would that mean Apps like Instagram, Netflix, Chase, Wells Fargo etc would work like Native on BB10 ????

No different from webworks bbUI. Most users can't tell the difference between that and native cascades.

Then why can't app like Instagram or chase bank etc be easily converted to BB UI assuming they have HTML5 code

I use the HTML5 FaceBook for the options, instead of the app. Saving to the home screen even gives you a FB icon (icon in pic). I hope HTML 5 is the future and BB leads the way.

Well, Sencha Touch wasn't there yet with 2.2, so we'll have to see what this 2.3 brings to the table, but you can usually tell right away as some of the components don't behave the same way they do in a native app (application menu, peek, etc.).

And this is purely a UI designer. You still need access to native APIs and if BlackBerry doesn't provide them, then it doesn't matter if you have HTML5 code, it won't work.

Biggest obstacle to this is the lack of website functions. Users cannot upload photos to Instagram from the website. It has to be done with the app. I am not sure about Chase Bank, but the Wells Fargo website does not allow customers to deposit a check by taking a photo of it. This function requires the Wells Fargo app. For a long time BlackBerry and it's fans have asked "why is an app needed when the phone has a top of the line browser?" The answer has always been because many websites don't do what a well developed app can do.
