The z10 or the one!
The z10 has a better feel to it, os much more durable and BlackBerry offers more quality than htc!
The BlackBerry 10 OS is much better than any android out there and keeps getting better! It also has better keyboard hub etc!
The htc one has better screen and battery and speakers!

Apps aren't an issue as both phones can run android apps really well!
Specs don't matter as they run different OS's!
For the price point, the z10 trashes the one by 10 times! But if you don't care about price than htc is good!

The z10 battery can be boosted using external battery! It also has additional sd card storage where as htc one has no sd card and no removable battery!

Feeling very exclamatory today, eh? But I do concur with all of your points.

As for the OP, keep in mind that Android phones will be outdated with future OS pushes (meaning, force you to)within a year or so. BlackBerry seems to follow a different trend that tailors handsets specifically for current and future OS. From a hardware standpoint, I would have to argue that the One is better, but from an operational standpoint, it's hands down Z10. I think the biggest shortcoming of Android is the keyboard; I only lasted a month with it...

Z10 is a great communications tools.

HTC One is a powerful and well made piece of hardware with FULL access the Android ecosystem (the Z10 access is still limited).
