You have to download Cydian and the installer app, the installer app is going away soon... so you need to search for Icy after you crack the phone.

you'll need cydia or icy to source and use yellowsn0w or ultrasn0w if you're on 3G.

You will not need any (cydia, installer or icy)... this is why you have the option to un-select. If you don't install them though, what would be the reason to jailbreak? Only thing it might do it activate the device.
