Theme builder and simulator problem

I have the newest Theme Builder and several simulators installed and followed all the install directions 100%, and seperatly they all work fine, but when i try to connect them together, under preferences it searches for the sims, it just says nothing was found, and after trying that twice the option just goes away. This is incredibly frustrating because everytime I want to try a theme I made or just try a small change I have to open the sim seperately, export the cod's and load themeach time. If anyone has any suggestions on how to fix this I would greatly appreciate it and it would save me a TON of time.

it will say there is no found but then if you click the load on sim button again it normally finds one and starts to load it

or try it couple times, is weird and annoying!
