So here is what went down

So a few weeks back I have my cousins place on the market and I get a call from this guy in Toronto (my cousins place is in Hamilton about 40 minutes from Toronto.

He says he would like to see the home. So I ask him if he is working with an agent as I don't want to step on another Realtors toes with their client.

He says "well my buddy is an Agent in another town, but he says I should find a realtor that knows the the area as he is not really familiar with Hamilton."

So I offer to meet him and show him the property and show him a few others...I set him up on Auto notification emails so that he gets listings the second they hit the market in the price range he is looking for....

I go out with him a few more times and he asked me to check out some rental amounts as he's look at this for an investment property. So I do that for him.

About a week back I stop hear from him via email and I list a home in hamilton (the one with the CrackWh0res down the street). We agree on a list price with my sellers although I told them that I feel we are on the high end. But I'm thinking (Ouch)...the only way we are even going to get close to this number is if an agent comes in from out of town, that doesn't have access to comparable properties (as they are not a member of that local board)and they pay way too much for the home.

The whole time I know I have this possible buyer client from Toronto that I wouldn't even suggest buying this property because it is not the best area of town. Certainly not a place where I would invest my money.

On Sunday a get a request for a showing

The showing is by an agent who happens to work in the same city this possible buyers friend work....i started thinking (I know, I know, I know..thinking = bad)

Then I get a second request to show the property on Monday.

The agent calls me last night and says that " his client is interested in putting in an offer and he will get back to me tomorrow"
