How to unlock all vendor themes

Does anyone also have this problem? I've already have the unlocked themes working. The problem is that anytime I go to application loader from the DM and load a new app, in the process of loading, I see my unlocked themes being removed. Seems like everytime you run the app loader, it searches out to the internet instead of going back to the original loader folder where OS was loaded from... Any insight would be greatly appreciated! When I try to save the file I get an error message stating:

'Access to C:\Program Files\etc\etc was denied'

I've changed the folder setting to stop it being read only, but it still won't work.

Any suggestions would be greatly appreciated!

Ok so, I deleted all the vendor files, but for some reason I can't save it!! It's saying that access is denied!! Any suggestions or ideas??

HELP!, I did this and I can't access the Theme's selection, It lets me in 1secs and Pops me out back to the Menu!!

Does one need to unlock vendor themes to "install 3rd party themes"?????? or can I jst install a theme without doing so?
